Job DescriptionBravern Condominium Association
The Association is made up of three owners. Residential (GID Advisors), Office & Parking (Invesco) and Retail (Azhkenazy Acquisition Corp). Each entity has their own property management staff. Expenses and responsibilities are divided between these interests. JLL manages the common and shared elements of the property.
Create and oversee budgeting. Work with engineering and clients to project future needs (Capital projects, improvements, etc.)
Oversee team of engineers and PA.
Monitor and oversee capital projects on property. (2024 - Concrete replacement, security enhancements, etc.)
Review / approve all expenses (Yardi Payscan). Assuring that budget expectations are maintained.
Coordinate projects, meetings, changes affecting ownership (three entities of the Bravern Condominium Association). Lead annual budget meeting with owners and annual Association meeting.
Work with the other property management teams for smooth operations and customer satisfaction
Review proposals and initiate work orders or contracts.
Annual:
Board Meeting - November
Budget - begin in July, review with client in October, approval at November board meeting
CAM reconciliation and charge/credit application to owners
Contracts - review, renew
Roof inspections - Snyder Roofing (maintains warranty)
Insurance Renewal process - begin in June (runs 9/30/23 - 9/30/24)
OCP - engineering
USTs - license renewal (needs letter of responsibility from insurance) ~$600
Corporation (non-profit) renewal $20
Staff salary and performance reviews
Semi-Annual:
Personal Property Tax payments (and updating site with purchases or disposal of equipment)
Financial Report to board members in January and July
Quarterly:
Office management requests electrical, gas & H20 usage reports for Energy Star
Monthly:
Tenant Statements
MTA for bill backs
Vendor contracts / COI review
Review BU Comp report to track spending to budget
Bi-Weekly:
Timecard approval
Cognos access for Payroll breakdown reflected in Yardi/Payscan payments
Other:
Property walks for cleanliness, repairs, etc.
Walk with vendors/review
Weekly staff meeting with retail, engineering and security
Review security reports, incident reports
Manage insurance claims for property damage, liability issues, etc.

Two story office building owned by HomeStreek Bank. HSB also occupies a portion of the building. Total of three tenants.
